Good news for those who want to buy Private house🇧🇷 From 2023, workers will be able to use future FGTS deposits to purchase real estate under the program Green and yellow house🇧🇷 The intent is to make FGTS for salaries deductible, or FGTS futurewill also serve as a mortgage method from the end of April.

Thus, the measure will initially include workers with a family income of up to R$2,400. Only one property per name will be allowed to be financed. However, it is up to the worker to decide whether or not to choose this option. method🇧🇷

According to a survey conducted, about 10.9 million households meet the FGTS Futuro usage profile. This total represents 15.8% of the number of Brazilian families at the moment.

    How will FGTS Futuro work?

The proposal put forward by the Ministry of Regional Development in October was approved by the FGTS Council. Thus, FGTS Futuro will act as a payroll loan, based on the deposit that companies will make into the fund accounts of Workers🇧🇷

This way, instead of having the money deposited monthly into the employee’s FGTS account, it will be deducted to pay the installments and reduce the financing of the property. In addition, the new rule specifies that future deposits will act as a kind of “guarantee” in case families need to complete annuity payments.

But beware: FGTS Futuro puts your account balance at risk

Even with the advantages offered, the new method is not free for the worker. Instead of accumulating deposits and using the amount to reduce or settle financing, the account holder will receive their future deposits blocked in the guarantee box.

However, risks occur in case of dismissal, as the factor will not be able to withdraw the account balance which is security for financing the property. On the other hand, even with risks, the option becomes interesting, as it increases the citizen’s possibility of acquiring real estate with larger areas.

Thus, a worker who receives R$2,000 per month, for example, can finance a property with only R$440 in installments. With the new method, the premium could be raised to R$600, without the worker having to pay with the increase.
